An Entry Contribution (in the Contract called the Lease Premium) is payable for a lease of an independent living unit. The Entry Contribution for a unit varies based on the location. Under the Contract Mayflower has with you, the Entry Contribution will be refunded within a maximum of six months of a resident leaving Mayflower Brighton, less a deferred management and other fees. The deferred management fee is calculated on the period of residency. The maximum deferred management fee payable is 30% of the initial Entry Contribution calculated based on a formula over the first 9 years of residency (as a guide, 18% over the first three years and 12% over the remaining six years).
A monthly service fee (in the Contract called the maintenance charge) is payable for all independent living units. This fee covers the provision of property maintenance, including the upkeep of all communal areas, common facilities and gardens as well as other services set out in the Contract. The current fee is $796.10 per calendar month (generally CPI indexed annually).
